Big Property Cleanups in Langley and Maple Ridge

A big lot collects a lot. Sheds and outbuildings fill up, old fencing comes down, brush piles grow and scrap metal sits behind the barn for years. When you finally tackle it, the job is less about one bin and more about a plan.

If you own a big lot in Langley or Maple Ridge, start by mapping the job. Then get the truck in, sort to save money and use the drop-offs close to home.

Walk the property and map the streams

Walk the whole lot with a notepad before you book anything. Group what you find into streams:

  • Yard trimmings: brush, branches, pruning and garden waste.
  • Clean wood: unpainted, untreated lumber and pallets. Nails are fine. Mention treated or painted wood when you book, since it needs special handling.
  • Scrap metal: old fencing wire, roofing panels, equipment parts and appliances.
  • Mixed junk: shed and outbuilding contents, broken furniture, old tarps.
  • Heavy material: dirt, rock and concrete.
  • Drop-off items: fuel, propane tanks, paint, chemicals, tires and batteries.

Rough volumes for each stream help us suggest the right bins. Photos help even more.

Know which municipality you’re in

“Langley” covers two municipalities, the City of Langley and the Township of Langley. Our Langley bin rental page asks you to say which one when you book, since public-property rules aren’t identical across the two. Communities like Willoughby, Walnut Grove, Brookswood, Fort Langley and Aldergrove sit in the Township.

In Maple Ridge, our Maple Ridge bin rental page asks you to confirm any public placement with the City of Maple Ridge.

On a big lot, there’s often room for the bin on your own property. Wherever it sits, check with your City about permits before delivery. A bin on a street, boulevard or lane needs the City’s permit first. You arrange any City permit, and we schedule delivery around your permit dates.

Plan the truck’s approach

Larger lots bring access questions. Our Langley page calls out longer rural or semi-rural accesses and hard-pack surfaces in wet weather. Our Maple Ridge page mentions hillside grades, longer driveways, low wires and soft ground.

Before delivery:

  • Pick a firm, level spot. A gravel pad or paved area is better than lawn or a field after rain.
  • Clear the approach. Move vehicles, trailers and equipment out of the truck’s path.
  • Check overhead. Note low wires and branches over the drive.
  • Send photos. A photo of the approach and the spot helps us plan the right truck and bin.

Our bin site prep checklist walks through the basics.

Sort to save on tipping

Sorting matters on a big job because the streams are tipped differently. As of October 2026, Metro Vancouver’s tipping fee page lists these regional rates. Minimums vary by facility, and the weekday peak minimum doesn’t apply at Langley or Maple Ridge. Check your centre before you go:

Bar chart of Metro Vancouver tipping rates per tonne: garbage $182, yard trimmings and clean wood $139, scrap metal free.

  • Garbage: $182 per tonne for a load under 1 tonne, up to a maximum of $167 for that load
  • Yard trimmings and clean wood: $139 per tonne
  • Scrap metal: free at the Langley centre. Check other centres before you go

Metro Vancouver’s Maple Ridge centre also notes that mixed loads are charged at the rate for the highest-cost material in the load. Yard trimmings, clean wood and cardboard are also on Metro Vancouver’s banned recyclables list for garbage.

That’s why we suggest separate bins or separate loads for the big streams. Our Langley page says two well-fitted deliveries often beat one oversized container. Concrete and dirt go in their own separate bin, usually a 10-yard or 12-yard. Shed contents and other junk go in a 15-yard or larger. Sizes are approximate. See our yard waste bin guide for green loads.

Use the local drop-offs

Some of the haul is better taken to a Metro Vancouver centre yourself, and some of it must be.

Langley Recycling and Waste Centre

At 1070 272 Street in the Township. Its visitor guide lists free recycling for car batteries, cardboard, metals, refillable barbecue propane tanks, fridges and other refrigeration appliances (up to four) and clothing donations. Paid items include clean wood, yard trimmings, mattresses (up to four), tires, gypsum and garbage.

Maple Ridge Recycling and Waste Centre

At 10092 236 Street. Paid items include clean wood, yard trimmings, mattresses (up to four), tires, gypsum and garbage. Free recycling, including batteries, electronics and small appliances, is at the Ridge Meadows Recycling Depot next door. Ridge Meadows Recycling also offers a pickup for large recyclable items in Maple Ridge and Pitt Meadows for $40.43, tax included, according to Metro Vancouver.

Both centres are open Monday to Saturday 8 a.m. to 5 p.m. and Sundays 9 a.m. to 5 p.m. from October to March, with later closing Monday to Saturday from April to September. At both centres, all loads must be off-loaded by hand, and self-tipping vehicles aren’t allowed.

Never in the bin

Fuel, propane tanks, paint, chemicals and tires go to drop-offs, never into a rental bin. For farm or commercial chemicals, call the Recycling Council of British Columbia hotline at 604-RECYCLE (604-732-9253) for options.

Run the job in phases

On a large lot, work one area at a time.

Separate streams, separate bins.
  1. Outbuildings first. Empty sheds and barns so you have covered sorting space.
  2. Scrap and drop-offs. Pull out metal, fuel and chemicals early and get them off-site.
  3. Wood and yard waste. Fill those bins while the stream is clean.
  4. Final sweep. Mixed junk last.

Each bin is yours to load. We bring them in and haul them out. Call 604-433-5865 or email quotes@trashking.ca with your list and photos.

FAQ

Do I need a permit for a bin on my property?

Check with your City before delivery, since rules and timelines change often. Also check any local rules that apply to your lot. If any part sits on a street, boulevard or lane, check with the City of Langley, the Township of Langley or the City of Maple Ridge first.

Can I put brush and junk in the same bin?

You can, but at the Maple Ridge centre, Metro Vancouver charges mixed loads at the rate for the highest-cost material. Separate bins for yard waste and mixed junk can make more sense on a big job.

Where do I take scrap metal in Langley?

The Langley Recycling and Waste Centre takes metals free.

Can the truck reach a spot at the back of my property?

Send photos of the approach. Soft ground, grades, low wires and tight turns all affect delivery.

What sizes do you offer?

15, 20, 30 and 40 yards for junk and green waste, and 10 or 12 yards for concrete and dirt. Sizes are approximate. Tell us the streams and volumes and we’ll suggest a mix.
